SUBLEASE

Washington Financial is a local mortgage company located on the southwest side of Indianapolis. The company wanted to improve its image in order to attract a broader customer base. The plan was to upgrade into a Class A facility and to relocate into offices on the city’s north side. The preferred area for relocation was Keystone at the Crossing Office Park. This Class A upscale building complex was recently purchased by a new owner. This posed a challenge as the new owner planned to offer the office park’s facilities at a premium rate for larger tenants, which was an issue for the smaller company.
A P P R O A C H
  • Search the north side office market near the client’s preferred location, to find alternative locations that could offer the required SF at an affordable lease rate.
  • Present several cost effective options and provide a comprehensive analysis.
  • Find sublease in Keystone at the Crossing and provide a detailed cost analysis.
  • Negotiate with master tenant to downsize a space suitable for client’s needs.
R E S U L T S
  • Summit negotiated a sublease at 8888 Keystone Crossing, the client’s preferred location and the largest, most visible building in the complex.
  • The desired location was also at a below average lease rate with a 4 year term.
  • Summit assisted the client to demise the space at a reduced cost.
