Flex-Pac, Inc., a member of the global distributor network Afflink, specializes in industrial/retail packaging and equipment. Due to substantial business growth, Flex-Pac was contemplating expanding their Indianapolis headquarters located at 7113 S. Mayflower Park Drive. They considered selling their facility and leasing larger space, however building ownership was their preference. After consulting with Summit, the recommendation was made to expand the current facility as much as possible.
A P P R O A C H
  • Define scope of work, conduct due diligence, and create cost/benefit analysis for each option.
  • Distribute a Request for Proposal to qualified contractors. The Summit broker operated in unique capacity by having five years construction background, which was essential to scrutinizing contractors’ proposals.
  • Compile all information and provide comprehensive cost analysis of construction proposals. Provide expertise and value to Flex-Pac by presenting a viable recommendation based on cost, scope of work, and delivery date.
R E S U L T S
  • Summit presented term costs analysis for three viable scenarios: One, sell their current location in order to grow at a much larger and newer location; Two, lease additional space offsite therefore leaving Flex-Pac Inc. with two Indianapolis locations; and Three, add on to the existing building.
  • Summit used this analysis to determine that the most cost efficient scenario would be to add on to the current building.
  • The expansion option allowed Flex-Pac to expand their business without any operational disturbance, while minimizing project costs and company down time.
  • As the scope and needs of this project evolved, Summit performed both a consulting and negotiating role in this project.
