Aurora Parts & Accessories is a single source OES provider of trailer parts, consisting of over 250 independently owned dealerships in North America. Aurora was established through the purchase of a division of an existing semi trailer manufacturer, located in Lafayette, IN. It needed to move to a more modern facility as well as create a new identity for the company, while selecting a location which allowed them to retain as many existing employees as possible. A high level of confidentiality was expected among all involved parties in order to ensure employee retention and maintain positive public relations.

A P P R O A C H

Explore options to either lease, purchase, or build-to-suit in various locations that would be suitable for Aurora, within an established timeline provided by the client.

Work with economic development agencies in Tippecanoe, Boone, and Hendricks counties to obtain more in-depth knowledge of competitive markets and establish a baseline of available economic incentives.

Develop complete comparative and financial analysis of all available existing options as well as build-to-suit options.

Develop and implement negotiating strategy based on prepared analysis and feedback from Aurora.

Provide assistance in space design, with emphasis on distribution and office center work flow.

R E S U L T S

Summit negotiated a lease transaction of 306,000 SF located at 500 South Enterprise Boulevard in Lebanon, IN. The rental rate negotiated by Summit was very aggressive.

Aurora was able to move to a new facility within reasonable proximity to its previous building and stayed within the target range for employee retention.

Summit further assisted Aurora by introducing Morales Group, who specializes in providing a Hispanic temporary workforce. This improved employee performance in their warehouse operation.
